Appraisal
We walk the house, look at the comparable evidence, and give you a written range with an honest note on what is holding the top of it back. No obligation and no charge.
Preparation
A short list of what to fix, what to leave and what to move out. Usually a fortnight of work, and almost always the highest-return fortnight of the whole process.
Presentation
Photography across a full day so every room is shot at its own best hour. Measured floor plans, and a written description with no adjective we cannot defend.
Private release
Your house goes to our own list first. For a considered house this often produces the buyer, and it does so without the property acquiring a public history.
General marketing
If the private release does not produce the right buyer, we go wide — portals, our own channels and the press where it fits.
Negotiation and progression
Offers assessed on terms as well as price. Then weekly progression, in writing, until the day the meters are read.
The fortnight that changes the number
Almost every house we take on gains more from two weeks of preparation than from two months of extra marketing. The work is nearly always subtraction.
- Clear every horizontal surface except one object
- Remove half the furniture in each room
- Fix the sealant, the render by the front door and the terrace surface
- Move cars off the drive and bins out of every frame
