Viewing and buying
Do I need to register before viewing?
For most properties, no — send an enquiry and your advisor will arrange a time. A small number of houses are represented privately; for those we ask for proof of position before confirming a viewing, and we will say so when you enquire.
Can I view more than once?
We encourage it. For anything above two million we suggest two visits on the same day, early and late, because light and noise both change on a schedule. Your advisor will offer this without being asked.
Do you represent buyers as well as sellers?
Yes. Our buying advisory acts only for the buyer, including on properties we do not list. It is a separate instruction with its own fee, and we will tell you plainly when a property we are selling is also one we are advising you to buy — in which case you should take independent advice.
What happens after an offer is accepted?
We write to both sides confirming price, conditions and timetable, then progress the file weekly until completion. You will have one named contact throughout.
Renting
What is your minimum term?
Twelve months. We do not take holiday lets or short corporate lets, which is why the houses on our lettings book are the same standard as the ones on our sales book.
How long does referencing take?
Five working days once we have the documents. We will tell you exactly what is needed before you apply so nothing comes back for a second round.
Is furniture included?
It varies by property and is stated on each listing. Where a property is let furnished, the furniture shown in the photographs is the furniture included unless the listing says otherwise.
Who do I contact about a repair?
The named manager on your tenancy, directly. Managed tenancies do not go through a call centre.
Selling and letting with us
How do you value a property?
From comparable evidence, the condition of the building and the current depth of the buyer list for that kind of house. We give you a range and an honest note on what is holding the top of it back.
Do you market every property publicly?
No. Some sellers ask for a private release to our own list first, and for certain houses that produces a better outcome. We will recommend one route or the other and explain why.
What does your marketing include?
Photography shot across a full day, measured floor plans, a written description, a private list release and then general marketing if it is needed. There is no separate photography charge.
How long is your instruction?
Twelve weeks, renewable. We would rather you were free to leave than tied to us.
New developments
Are the images of the actual apartment?
For new developments, the interior images are computer-generated views of a typical residence and are labelled as such on every listing. Layouts, finishes and outlook vary by plot.
How is my deposit protected?
Reservation deposits on schemes we represent are held in an escrow account until completion. The arrangement is set out in the reservation form and we will walk you through it.
What if completion is delayed?
Every contract has a long-stop date after which you can withdraw and recover your deposit. We will tell you where it sits and advise you to plan your own move well after it rather than on it.

No. Marnstone is a demonstration website. Every property, person, place and price shown here is fictional, and the photography is produced specifically for this template.
How do saved properties work?
Saved properties and comparisons are stored in your own browser. Nothing is sent to us and nothing is shared between devices. Clearing your browser data clears the list.
